Exterior painting that survives a Texas summer
Prep is the job. We wash, scrape, prime, and coat homes and commercial elevations with paints chosen for DFW UV, not a national brochure.
Paint fails from the substrate out. If chalking, mildew, or failed caulk is still on the wall, a new color is a short-term costume. Genes Construction treats exterior painting as building envelope work: wash, repairs, primer where the old film is gone, then coats that can take the west elevation in August.
We paint houses, small commercial faces, and multi-family trim. Color consults are part of the visit if you want them — including combinations that still look like the neighborhood in five years.
What we handle
Residential exteriors
Siding, brick sealer where appropriate, trim, doors, and shutters. Full elevations or targeted fade repair on the sun side.
Commercial and HOA
Offices, retail faces, and multi-family buildings scheduled in phases so tenants are not living inside a drop cloth for a month.
Prep that shows
Pressure wash, scrape, sand, caulk, and prime. We repair rotten trim instead of painting over it.
Coatings
High-quality, weather-resistant paints. Low-VOC options are available. We specify sheen by elevation so the west wall does not glare.
How a job actually runs

Walk and sample
We look at sun exposure, previous film, and substrate. Color samples go on the actual wall, not a chip in the kitchen.

Prep
Wash, repairs, and primer. This is most of the calendar and most of why the job lasts.

Coat and punch
Even coats, protected landscaping, a walkthrough, and a clean site. You should not find our overspray on the driveway.
Questions we hear first
How often should a DFW house be repainted?
Wood siding often wants attention every five to seven years; fiber cement and well-sealed brick can go longer, sometimes ten to fifteen on sheltered elevations. West-facing walls fail first. We will say so on the inspection.
What paint do you use?
Exterior acrylics rated for high UV and temperature swings. We can use low-VOC products. Brand is specified in the estimate so you are not buying a mystery bucket.
How long will we be disrupted?
Most homes take three to seven days depending on size, repairs, and weather. We do not paint soaking walls or in a dust storm just to hit a date.
Can you help choose colors?
Yes. We look at brick, roof, and neighboring houses so the result feels native to the street, whether you want quiet or a darker contemporary body.
